Marrakesh riad

This beautifully restored riad is situated in the souk area of the Medina, close to the Museum of Marrakesh and several riad hotels. It offers 200m of habitable space, and an enclosed roof terrace with a small pool. When Morocco became a French Protectorate in 1912, the first Resident-General made a far-sighted decision. He ordered new European districts to be built, but always outside of the city walls. This enabled all the countrys historical town centres to retain their own architecture. The riad has been simply decorated in pale colours which maximise the light. Tadelakt has been used on some walls, a marbled covering made from a mixture of sand and limestone, which is in plentiful supply around Marrakesh. Once set, the covering is polished with stones, glazed and re-polished. There are two large reception halls and a salon with a corner chimney. In December and January evenings it can sometimes get chilly enough for a fire. There is also one bedroom on this level and a well-equipped kitchen. On the first floor are three bedrooms with bathrooms, one of which also has an adjoining sitting room with access to the terrace. The tiled roof garden has panoramic views over the city, and a small covered salon, decorated with a frieze of intricate trellis work. The beauty of this riad is that the long, hard work has been completed, leaving the new owners with the pleasurable task of choosing furnishings and simply moving in! Marrakesh villa

On the outskirts of Marrakesh, on the route to the lake, we are delighted to offer a small development of 3-bedroom villas on a site of 45,000m. Building is to start soon, with completion expected at the end of 2007. There will be 30 villas in total, each with about 150m of covered living space and 80m of roof terrace. This small development will have a tennis court, swimming pool, a poolside caf and a small shop for basic provisions. There will be an on-site caretaker/administrator to maintain the estate and provide security. There is a choice of two styles and we would be pleased to send architects drawings on request. Known as the pink city because of the local red stone from which it is built, this development will follow the traditional style. It will feature Moorish arches and inside will be a blend of European and Moroccan architecture. Marrakesh has a reputation as a premium destination and with its 6-star Branson resort, it attracts high-profile visitors. The publicity these people bring with them increases general interest from the buying public, and also influences their choice of holiday destination. This is good news for anyone investing in quality property in the area. Marrakesh has so much to offer the regular visitor, chic restaurants and nightclubs, the traditional medina and souks, authentic Berber culture and music, an annual film festival, three world-class 18-hole golf courses (4 more are planned) and even skiing in the Atlas Mountains. All this just over three hours from the UK, with budget airlines operating direct flights. The trend for buying off-plan or semi-completed has really taken off in the last few years, this largely due to new legislation regarding financial regulation of the developers and also the requirement to draw up a proper contract. For the buyer it ensures that the developer will stick to what he says he will do, right through to completion and the developer is assured of commitment from the buyer by way of deposit and staged payments. The price of the villas will be in the order of 145.000 - 155.000 (About 100,000) For Sale 3 bed in Atlantic Coastal Plain Morocco find Atlantic Coastal Plain properties

Marrakesh apartments

When Morocco became a French Protectorate in 1912, the first Resident-General made a far-sighted decision. Rather than re-model the old towns, he ordered new European districts to be built, but outside the city walls. This enabled all the countrys old historical town centres to retain their own architectural and social structures and at the same time the French could live in modern districts that met all their needs for creature comforts! In the case of Marrakesh the entire medina was spared and a colonial Ville Nouvelle created, the heart of which is Guliz. This is the district of banks, boutiques, restaurants and cafs. People come here to stroll and shop. This new apartment block, seen in the artists impression above, is in Guliz, and scheduled for completion mid 2007. The apartments are going to be finished to the highest specification, with a swimming pool for the use of the residents, a hammam (traditional steam bath), jacuzzi and gymnasium. The interiors will be designed in a combination of European and Moroccan styles, so that they have a flavour of the riads found in the medina. Each apartment will be fitted with a reversible air-conditioning/heating system, an open fireplace for chilly evenings, fitted kitchen, electric blinds, quality sanitary ware and fitted wardrobes. There will be a security entry system, underground car parking and the communal areas will have traditional mosaic wall fountains and planting. The developers are offering four different designs from which to make your choice, with floor areas starting at 60m for a one bedroomed apartment, up to 140m for a duplex, 2 bedroomed flat with double terrace. Prices are approximately 1450 per m. As a rough calculation this means that prices range from 87.000 - 203.000 (About 60,000- 138,000). We understand that new apartments in this part of Marrakesh are currently at a premium, with many being sold off-plan, only to be re-offered at a considerably higher price shortly after completion. Orangery

The Orangery development in Marrakech covers an area of around 185,000m2. Here 105 villas are being constructed, 30 larger villas of between 195m2 and 241m2 and 75 smaller ones of between 117m2 and 183m2 (built areas not including terraces and solariums) across 6 different styles, all with adjoining private landscaped gardens and private pool. Solar energy is used wherever possible. There is also a hotel in a colonial style with Oriental features that offers its guests exclusive accommodation. 36 high-quality suites and a spa, gym, tennis, swimming and restaurants, all open to guests and villa owners. At the heart of Orangery lies the pool area with facilities for both adults and children. Connected you'll find a restaurant and bar, as well as a service centre where you can get help with the care and maintenatnce of your villas.  There's alsoan office to provide support if you decide to rent out your property. It's in a beautiful area with outlook to the Atlas mountains, and only 20 mins to the city centre of Marrakech. 1 hour from skiing and golf courses surround. The architecture is best described as modern Oriental-Scandinavian.  The design idiom of the houses is uncluttered, but they radiate warmth and familiarity. Interior walls are usually light, combined with both light and dark floors. In the main, the kitchens, bathrooms, doors, windows and the wooden floors in the bedrooms are from Scandinavia. However, much of the material used in the walls and floors is Moroccan, as are other decorative features. The houses come fully equipped with h eated floors and fitted kitchens including top of the range appliances, such as kitchen machinery and washing machines. All villas are equipped with exclusively designed Finnish sauna baths, finished to a high specification and specially selected to fit the area?s general material profile. As regards furnishings, complete alternatives in different styles and price categories are available from our own interior designer. B ecause Marrakech has one of the highest annual hours of sunshine in the world (333 days a year), we take advantage of solar energy to heat the swimming pools and the floors of the houses. But the villas are also equipped with eco-friendly heat pumps that provide swift changes of temperature, from warmer to cooler, or vice versa. Additionally, all the houses feature open fireplaces. All walls, roof, underground are isolated with high quality materials. The architects say  ?As architects, we have enjoyed working with Orangery Marr

The entrance to Jnan Karmouss is framed with 'squares' of succulents and cactaceae. The central patio creates an attractive tableau of ornamental plants. In front of the pool, a lawn lies in the shade of a line of olive trees planted in the bare earth. A large date palm guards the entrance to the house. Bamboos are scattered throughout the interior of the villa. The wall opposite the lounge is lined with a thick hedge of strawberry trees with their succulent red fruit, hawthorn with its gentle scent, apple blossom lighting up the spring with their beautiful white flowers and sweet bay, their gentle pink flickering into life. A citrus garden and large orchard frame the view across the entire garden. Further off, at the 'bottom' of the garden, is a very singular patio. This is the most complex garden in the Domaine. It is primarily built around a citrus fruit orchard while offering very diverse spaces and possibilities. The entrance is emphasised by fescue and low, blue-tinted grasses leading to a clump of date palms. The citrus orchard is planted opposite the lounge, providing an exceptional view from the patio around the pool. Further on, a 'second garden' can be found behind two low walls, a distant patio in the cool shade of olive trees. Rows of lavender line the base of the earth walls which divide the garden. Here again, clumps of date palms punctuate the garden with their unique lines.Dense hedges line the side walls, suffusing the air with the scent of Arabian jasmine and fly honeysuckle while henna and flowering currant bushes add a flash of colour. Olive trees bathe the bottom of the garden in pools of gentle shade. The central patio is a winter lounge, with all four walls covered in climbing ficus. This garden primarily consists of cactaceae and succulents, not so much in the style of a 'collection' than a private garden recalling the rural landscape of the southern Atlas. This garden is filled with succulents and cactaceae. Finally, date palms mark the perspective of the villas central axis, punctuating the two extremities of the path which defines the entire house.Morocco(capital local time:18:41:15)------------Location: Northern Africa, bordering the North Atlantic Ocean and the Mediterranean Sea, between Algeria and Western SaharaArea: 446,550 sq kmPopulation: 33,757,175Ethnic groups: Arab-Berber 99. 1%, other 0.7%, Jewish 0. 2%Languages: Arabic (official), Berber dialects, French often the language of business, government, and diplomacyLargest cities: Casablanca, Rabat, Fez, Marrakech, Agadir, Tangiers. Beginning with basic education, all levels of education in Morocco are offered on two parallel tracks: the modern track and the original track. In the modern track, basic education is divided into two cycles of six and three years respectively. Arabic is the language of instruction and French is introduced as a second language in the third grade. The first six-year cycle is taught at primary schools and students attend class for 28 hours a week. The second stage of basic education is generally taught at colleges, and students attend class for 33-35 hours a week Students are assessed on the results of their coursework, and progression between grades is based on these results.
